Construction Management is a unified method of construction in which one company or person coordinates the full project.

As opposed to the traditional method, which has an architect preparing the building plans without contractor involvement, using the construction management method, a construction manager coordinates with the architect, preparing cost budgets and considering construction types, while the plans are being prepared. Once the plans are complete, the construction manager takes subcontractor bids, and coordinates the project during construction, replacing the usual function of the general contractor.

The construction manager may be a firm that specializes in construction management, or it may be a consulting engineer, general manager, or architect.

There has always been a construction management team but, under the traditional method, the team consisted of the owner, architect, and general contractor. Using the formal construction management system, the owner might be expected to continue providing oversight of the project but with the construction manager providing the direct link with the owner, which tends to smooth the way, removing overlapping functions, and speeding up the process considerably.

Construction management is the process of controlling the project from the beginning to the end. Management oversees every aspect of the process, supervising every phase of construction, including planning, design, execution, business, and administration.

There are several methods in which the construction manager may be established, as well as variations of these methods. The primary issues are whether or not the construction manager will perform some of the construction work, has a contractual relationship with some or all of the contractors, or merely serves in an advisory or coordinating role. In most cases, this will depend on what the client desires and what the resulting contractual obligations of the construction manager are.

As construction management has become more prevalent, management firms have begun to specialize in providing such services, and software has been developed to assist both these firms, or general contractors, architects, or others who may be fulfilling the role of construction manager.
